Setting a new standard for water in real estate ESG

For Aberdeen, water is no longer an overlooked utility cost, it is a material ESG issue and a strategic priority. As one of the first large asset managers in Europe to implement portfolio-wide water monitoring, Aberdeen is taking a leading position in the industry, showing how water data can be used to strengthen resilience, reduce risk and create long-term value across real estate assets.

Driven by a clear ESG ambition, Aberdeen set out to gain transparency and control over water use across countries, asset types and local operating teams. The goal was not only to detect leaks, but to establish a consistent, scalable and data-driven approach to water management, that could support both operational decision-making and credible ESG reporting.

 

From ambition to action: Building a portfolio-wide water strategy

Under the leadership of Hannah Brief and the ESG team, Aberdeen initiated a structured roll-out of water monitoring across its European real estate portfolio. Smartvatten was selected as a strategic partner to support this journey, providing the technology, data and expertise needed to turn ambition into action.

By the end of 2025, approximately 250 properties across Europe were equipped with Smartvatten’s monitoring solution, enabling Aberdeen to follow water consumption and leak events consistently across markets. For the first time, Aberdeen had access to comparable water data at both portfolio and country level. This helped creating a solid foundation for proactive management rather than reactive response.

 

Making the invisible visible: Detecting and addressing water risks

As water data became available across the portfolio, Aberdeen quickly gained insight into the scale of hidden water risks in real estate. During 2025, leak events were detected in a significant share of monitored properties, highlighting how common, and how costly undetected water losses can be.

Thanks to continuous monitoring and automated alerts, most leaks were identified and addressed within 48 hours, often preventing long-term damage and unnecessary water waste. In several cases, Smartvatten helped uncover issues that would otherwise have gone unnoticed, such as running toilets in vacant buildings, malfunctioning technical equipment or continuous night-time flows without visible signs of leakage.

For Aberdeen, these insights were not treated as isolated incidents, but as learning opportunities. By analysing patterns across properties and countries, the ESG team could identify recurring risks and work with local property and facility managers to address root causes rather than symptoms.

A key part of Aberdeen’s approach has been to build internal capability around water. Through regular portfolio and country-level insights, continuous dialogue with property and facility managers, and practical support sessions, water has become a topic that is actively discussed and acted upon across the organisation.

Local teams are now better equipped to interpret water data, respond to alerts and take preventive measures before small issues escalate. Over time, this has led to increased awareness, faster response times and fewer recurring problems, strengthening both operational efficiency and ESG performance.

Rather than relying on ad-hoc fixes, Aberdeen has created a shared understanding that water risk management is a collective responsibility, embedded in daily operations and long-term asset management.
