Smartvatten and Lumo Kodit are jointly implementing a large-scale project in which apartment-specific remotely readable water meters are installed across Lumo Kodit real estate portfolio. The project, launched in autumn 2025, covers approximately 13,000 apartments across Finland and enables a transition to consumption-based water billing while improving transparency in water usage.
Lumo Kodit had been exploring opportunities to expand apartment-specific water metering for several years. Based on studies, thousands of apartments already had mechanical meters installed or the prerequisites for installation. Rising costs of water and heating energy, as well as strong demand from residents for consumption-based billing, also accelerated the launch of the project.
After a competitive tendering process, Smartvatten’s Finnish Verto water metering system and services were selected as the project provider.
– This project is exceptionally large in scale in Finland. Apartment-specific remotely readable water metering provides property owners with accurate data on water usage and enables consumption-based billing, which encourages saving water and energy, says Smartvatten’s Sales Director Hanna Kellokumpu.
Installation of the water meters began in September 2025 and has progressed on schedule. So far, meters have been installed in over 8,000 apartments. Project management is handled by Smartvatten, and installations are carried out by the company’s partner network.
The sites are located, among others, in the Helsinki metropolitan area, Jyväskylä, Kuopio, Oulu, Tampere, and Turku. In the first locations, consumption-based water billing started in December 2025.
– Apartment-specific water metering is an important sustainability action through which residents can influence their own water consumption and, consequently, their housing costs. It is fair that everyone pays for their own water use. This guides our residents toward more responsible water usage, says Lumo Kodit’s Unit Director Pasi Kujansuu.
According to current estimates, the entire portfolio of 13,000 apartments will be completed by August 2026, and all properties will transition to consumption-based billing during the autumn.
– Cooperation with Lumo Kodit shows that even a large-scale water metering project can be implemented in a controlled manner when technology, project management, and the property owner’s objectives align, Kellokumpu concludes.
