As one of the first municipal housing companies in Sweden, Nynäshamnsbostäder has now connected its entire property portfolio to Smartvatten’s digital solution for water monitoring. This provides full control over water consumption, reduces the risk of leaks, and marks a major step forward in the company’s sustainability efforts.

Nynäshamnsbostäder is a fully municipally owned housing company that owns and manages nearly 2,500 rental apartments in Nynäshamn, Ösmo, Stora Vika, and Sorunda. The company has long been working continuously to reduce its climate footprint. Among other initiatives, it participates in the Climate Initiative, which aims for a fossil-free public housing sector by 2030 and a 30 percent reduction in energy use by the same year.

Most of the apartments are heated by district heating produced from biofuels and recovered waste heat. All electricity used to operate the properties comes with environmental certification. The company also focuses on smaller, everyday measures — such as motion-controlled LED lighting, gradual replacement with A-rated appliances, and food waste sorting.

 

More efficient process and fewer errors

Previously, Nynäshamnsbostäder carried out its water readings manually — a time-consuming process that often resulted in delayed and unreliable data.

We used to visit every single meter, write down the readings on paper, and then enter them into Excel. One annual reading took around 40 hours, plus another five hours just to input the numbers,” says Björn Dahl, Operations Manager at Nynäshamnsbostäder.
To gain better control over water consumption, the company considered taking readings more frequently but quickly realized that it would require too much staff time.

It’s a full week of work just to read the meters. It didn’t make sense from a cost or time perspective — and it’s not exactly the most enjoyable task,” Björn adds.
When the company discovered Smartvatten, they immediately saw the solution.

It was an easy decision. We needed a more proactive way of working, especially since water costs are expected to rise by around ten percent per year. It’s also about continuing our sustainability efforts and finding every possible way to operate more efficiently and reduce our climate footprint,” Björn explains.

Full overview and faster decisions

Today, all properties have been connected for about six months. Around 140 devices are installed, measuring water consumption down to the minute. The system gives Nynäshamnsbostäder full control over the “water health” of its properties and enables them to quickly detect any irregularities.

We get precise data, instant alerts for anomalies, and can monitor developments in real time. Being able to generate reports with just a few clicks makes the work so much more efficient,” says Björn Dahl, Operations Manager at Nynäshamnsbostäder.
Since the system was implemented, the company has already been able to identify faulty meters and detect a property that was being overcharged — an issue that was quickly resolved thanks to Smartvatten’s historical data.

Easy installation and seamless integration

Installationen gick snabbt och smidigt.

The installation process was quick and straightforward.
Smartvatten’s devices are simply mounted on top of our existing meters — all that’s needed is a power outlet. We were able to install them ourselves and had everything up and running within just a few days,” Björn explains.
The system is also integrated with Nynäshamnsbostäder’s other energy data platforms, providing a complete overview of energy, water, and climate data.

We can now see CO₂ emissions, energy consumption, costs, and water use in the same view. It simplifies both our sustainability reporting and decision-making,” he says.

A partnership for the future

According to Björn, the collaboration with Smartvatten has worked flawlessly.

They are always available, responsive, and engaged. We have regular monthly meetings where we review results and discuss improvements. It really feels like we’re on this journey together.

The next step will be to involve the tenants in the process.

With the help of data, we can have better dialogues and work together to reduce consumption. It benefits both the environment and the economy,” Björn concludes.
