You have installed smart water meters. But who ensures that water consumption actually decreases?

Smart water meters make it easier to collect water consumption data. They replace manual readings, transmit meter data automatically and can often detect unusual changes in consumption. 

But a smart meter does not automatically make a building more water efficient. 

To reduce water consumption, identify problems early and manage an entire property portfolio, the information needs to be validated, analysed and transformed into clear priorities and actions. The key question is therefore not only whether you have smart water meters. The question is what you can actually do with the information they collect. 

A smart water meter is an important first step 

A smart water meter records water consumption and transmits the information digitally. This means property owners no longer need to wait for a manual reading to find out how much water has been used. 

Depending on the meter, communication solution and associated portal, a smart water meter may also provide more frequent readings, consumption history and different types of alerts. This is a significant improvement compared with traditional manual meter reading. 

However, the meter is still primarily a source of data. It can show that consumption has changed, but the property owner still needs to understand whether the change is normal, which deviations require action and which properties have the greatest potential for improvement. Only when these questions can be answered does meter data become a practical tool for improving water efficiency. 

More data does not always mean better control 

A property organisation may have access to thousands of new meter readings without necessarily gaining better control over water consumption. If the information is presented without context, it can be difficult to determine what is normal, what is a temporary variation and what indicates an ongoing leak or inefficient operation. 

High consumption is not always abnormal. At the same time, a relatively small change may be significant if it differs from the building’s usual consumption pattern. To generate useful insights, the data needs to be analysed based on the building’s historical consumption, its use and variations between daytime, nighttime, weekdays and weekends. Seasonal changes and longer term developments also need to be considered. This is the difference between seeing consumption and actually understanding it. 

From smart metering to active water management 

Smart metering primarily answers the question of what is happening. Active water management goes further. It helps the property owner understand what the information means and what the organisation needs to do about it. 

Continuous data analysis makes it possible to identify unusual consumption patterns, potential leaks and properties with opportunities for improvement. The information must then reach the right person, be prioritised and followed up. 

An alert has limited value if it does not reach someone who can act. The same applies if the organisation receives so many alerts that they begin to be ignored, or if responsibility for responding to a detected deviation is unclear. The value lies not only in identifying a problem. It lies in making the problem understandable and actionable. 

A meter sees one measuring point. The property owner needs to understand the entire portfolio 

This challenge becomes particularly clear for property owners managing a large number of buildings. A property portfolio may contain different meter brands, generations, communication solutions and data formats. Some properties may have new smart meters, while others still use digital or mechanical meters. 

If the information is spread across several meter portals, it risks becoming fragmented. This makes it difficult to create a unified view of water consumption and establish a consistent way of working across the organisation. 

To manage water consumption actively, the property owner needs to bring the information together in one view, compare relevant buildings and identify where action will make the greatest difference. There must also be a consistent way to monitor development over time and evaluate whether completed measures have delivered results. In this way, water consumption becomes part of strategic property management rather than a collection of isolated meter readings. 

An alert is not the same as a resolved leak 

Many smart meters and meter portals can indicate unusual consumption. This is valuable, but the alert itself is only the beginning of the process. For an alert to lead to results, the organisation needs to understand which property is affected, how unusual the deviation is, how long it has continued and how quickly it should be prioritised. It must also be clear who is responsible for the next step. 

Small and persistent leaks can be particularly difficult to detect. They may not cause a dramatic increase that immediately attracts attention, but they can continue for a long time and gradually increase both water consumption and costs. Continuous analysis of each building’s normal consumption pattern makes it possible to identify changes that could otherwise disappear within normal daily variation.

Do you have meter data or active water management? 

To evaluate your current solution, start by determining whether you can see all your properties in the same system, regardless of the type of meter being used. Can you identify unusual consumption based on each building’s normal pattern? Can you see which properties have the greatest potential for improvement and compare relevant buildings? Does the right person know when a deviation requires attention, and can you determine whether the action taken actually reduced consumption? 

If the answer to several of these questions is no, you probably have a smart metering solution, but not yet a complete solution for active water management.

Smart water meters are an important part of a modern and efficient building. They provide the data foundation needed to understand water consumption. However, what happens after the measurement determines whether the technology actually leads to lower consumption, earlier leak detection and better control.
